WHAT IS "BACK TITLE" OR TITLE INSURANCE?

The current title policy that homeowners usually keep with their important papers (i.e. deed, survey, mortgage papers) is called "Back Title," and can be used to speed up the closing on the sale of their home.

  • Almost every homeowner purchased title insurance when the bought their home.
  • Every Mortgage company requires title insurance for the home buyer and the lender

WHY IS BACK TITLE IMPORTANT TO THE LISTING AGENT?

You will be one step ahead if you have copies of your deed, survey, and back title in your file.

  • You will be aware of any undisclosed easements, encroachments, etc.
  • You will be able to give these documents to the attorneys, eliminating several days' delay.
  • Title search can be completed within a reasonable period, giving your seller an opportunity to clear any title issues that may delay or even prevent the closing.
